It isn’t always who has the highest offer, there are many other factors; your down payment position, contingency positions, loan approval, repair considerations, escrow length, contingent offers on another home being sold, rent back flexibility. 

So how to navigate… Your agent is key. Their honesty in regards to your possibility of your success with each property and their ability to negotiate your positives on your behalf. But be aware of the following:

  1. A current and thorough loan approval including loan amount, FICO scores. 
  2. Flexibility to sellers needs for close of escrow. 
  3. Really want the house? Don’t get bogged down with silly repair lists that you can really do yourself. 
  4. Be prompt with all inspections etc. This is not a complete list but you get the drift. You’ve hired a professional, take their advice, and leave your ego at the door.
