What Were The Actual Numbers…

 The total number of sales for June, the last complete month available, was 4,146, up 67% from June of 2020, as all following numbers will be. The median price of $900,000 was an increase of 17.6%.

Single-family resales came in with a total of 2,694 up in volume 72.6%, and the median price was up 22.8% at $1,019,000.

Condos climbed to 1,190 sales, up 82.8% and the median price was also up to $627,000 a year over year increase of 15.5%. The monthly payment average increased to $3,818 from $3,446.

As of mid-July, there were only 13 distressed listings, as they continue to be a non-factor. Total inventory mid-July, which fluctuates daily was 2,537, time on market less than 30 days. Finally, 50% of all inventory was over $1,000,000.
